At Merritt Realty Management, LLC, we've done our best to create a Web site that anticipates and satisfies our customers' needs. Do I have to pay to use your services?
If you are looking for a place to live there is no fee for us to help you with one of the vacancies in our portfolio.
When can I see it?
We will ask you to first drive by and go ahead and look through the windows. The blinds are open so that you can see most of the interior. Then call us and we can schedule a time to have one of our agents meet with you.
What is the application fee?
It is $50.00 per adult and is not refundable, but at this time when you are accepted we will apply the fee to your move in costs.
My home was recently foreclosed. Will you accept us?
Yes, if the rest of your credit is acceptable a foreclosure will not prevent us from renting to you.
What is the cost for move in?
You need to pay the 1st months rent in full and the deposit less any monies that you have paid for the application fee.
Where do I send my Rent?
Send your payment to your rent to Merritt Realty Management, 3022 N Sourdough Place, Tucson AZ 85749. We also now can allow you to pay by e-check. You may also pay with cash at Ace Cash Express or at 7-11. Just contact us and we’ll send you the information that you need to pay online or with cash.
Where do I send my Association fees?
Send your payment to your rent to Merritt Realty Management, 3022 N Sourdough Place, Tucson AZ 85749. We also now can allow you to pay by e-check.
I have already registered and received the invitation email to pay online but cannot seem to pay online.

How much is the Security Deposit?
Usually $50.00 less than the monthly rent. All of the deposit is refundable. There are no other fees or deposits other than a pet deposit and the application fee.
How long until I know if I have been accepted.
You will know by the end of the next business day.
Are pets allowed and what is the deposit?
Each property has different requirements. Most allow a cat, dog, bird, or fish with a deposit of $150.00 that is refundable. Some dog breeds are not allowed. There is no deposit required for assistive animals.
Do I need to pay the first months rent, last months rent, and a security deposit?
You will need to pay a month's rent and the security deposit. We prorate the second month of your rent if you move in any day other than the 1st day of the month.
What is the purpose of a security deposit?
It is your money that the Landlord holds to help ensure your full and faithful performance of the rental contract. In other words if you cause damage they can use the deposit towards those damages.
What kind of application checks do you perform?
We check for criminal history, evictions, and failure to pay your bills.
I filed for bankruptcy, will that be a problem?
If your credit has been good since bankruptcy we will consider your application. If you are currently in bankruptcy we will consider approving your applicaiton but we’ll probably need some more information from you.
I have an eviction on record, will you rent to me?
If it is less than five years old you need to have a satisfaction of judgement filed with the court before we will consider your application.
My credit is not the best, will you rent to me?
We frequently find that what the credit agencies consider to be bad credit is not necessarily bad in our eyes. We have found credit scores to not be indicative of whether or not you will be a good resident. We do look to see if you have any collection accounts, seriously past due bills, or evictions.. If you do we will not rent to you. There is more information on the 2nd page of our application.
What if I have cosigner? Will you rent to me if . . . ?
We will consider your application. Cosigners are not acceptable for us to overlook any prior evictions, collections, or certain felony convictions.
